Frequently Asked Questions & Answers
Do I have to offer my Villa for Lease?
No. There is no obligation to offer your Villa for lease. Even if you do wish to lease your Villa, you still retain the right to reserve what time you wish to keep the Villa for your own use. Unless otherwise negotiated with Wanaka Accommodation, all requests for your Villa’s reservations will be cleared with you first before a booking is confirmed.
How are the Meadowstone Villas Marketed?
In addition to the website developed by Willowridge to market the Villas, Willowridge has a management agreement with Wanaka Accommodation – the town’s premium booking agency. In addition to managing bookings for a very affordable fee, Wanaka Accommodation will also manage all aspects of your Villa when being leased out. Wanaka Accommodation’s success is reflected in its number 1 ranking in an online Google search.
What is a Body Corporate?
The Body Corporate is a legal entity responsible for overseeing and administering a number of areas such as maintenance and cleaning of areas held in joint ownership by all Villa owners (eg car parks, gardens). The Body Corporate is owned jointly by all the Villa holders.
How does the Body Corporate operate?
In order to minimise the costs to Villa owners, Willowridge has negotiated an agreement with Wanaka Accommodation for the administration of the Body Corporate. This will also include the marketing and management of leasing Villas offered for lease at a very reasonable commission rate.
How are the Body Corporate Costs allocated?
Annual costs are allocated on a pro rata basis based on the number of bedrooms per Villa/equally per Villa.
What say do Owners have on the Body Corporate?
Collectively Villa owners control and make all decisions in relation to the Body Corporate. Each Villa will have an equal say irrespective of the number of bedrooms. Wanaka Accommodation will be charged with carrying out the wishes of the Body Corporate and will act as a secretary to the Body Corporate.
